Wash and Glow — Isles of Capri, Naples FLRoof Cleaning on Isles of Capri — Worst Salt Exposure We Service Isles of Capri is four miles south-west of our yard, out on the islands between Naples and Marco. Water on effectively every side. If you want to understand what salt air does to a roof, this is the place to look. Capri roofs get the **heaviest salt deposition in our entire service radius**. Salt is hygroscopic — it pulls moisture out of the air and holds it against the tile or metal, which means the roof is damp far more of the time than an inland roof is. That extends the growing window for algae and accelerates coating breakdown on metal. 2-Year Clean Guarantee — In Writing, No Dodgy Small Print If visible biological growth returns to your Isles of Capri roof within 2 years of our soft wash, we come back and re-clean at no charge. We honour it here the same as inland, and we price the exposure in honestly rather than discovering it later. Salt Film · Metal · Waterfront RunoffCleaning a Roof Surrounded by Salt Water ### ✓ The salt film has to come off, not just the algae Kill the colony and leave the film and you have a roof that looks clean and re-grows fast. Salt holds the moisture the next colony needs. Our surfactant load is set for film removal as well as pore wetting. ### ✓ Metal roofs are common here and need pH buffering A lot of Capri properties run metal. Salt already stresses the coating; raw bleach at tile concentration finishes it. Metal gets 0.5–1% pH-buffered chemistry — enough to lift growth, not enough to attack the finish or the seams. ### ✓ Runoff control on a waterfront lot On a lot this close to open water, rinse water management is not optional. We pre-wet and rinse landscaping to dilute, work away from seawalls and docks, and use only biodegradable pH-balanced chemistry. Nothing we use persists. ### ✓ Docks, seawalls and lifts too Waterfront properties have surfaces inland homes do not. Dock boards, seawall caps and lift frames all take salt and growth. We handle them in the same visit rather than sending you to a second contractor. We soft wash at under 100 PSI with chemistry that kills the algae at the root — that's why our 2-year guarantee actually holds. If a competitor offers a longer guarantee, ask them to put it in writing on the invoice. We do.” — Blane Perun & Jonathan Corcoran, owners · we answer the phone personally Questions, Answered ProperIsles of Capri Roof Cleaning · The Groovy FAQ Why does my roof out here get dirty so much faster?Salt. It holds moisture against the roof so the surface is damp far more of the time than an inland roof, which gives algae a much longer growing window. It is the single biggest factor on Capri. Can you clean a metal roof without wrecking the coating?Yes — 0.5–1% with pH buffering rather than tile-grade concentration, at low pressure. Salt has already stressed the coating; the chemistry should not add to it. What about runoff into the water? We work away from seawalls and docks, pre-wet and rinse to dilute, and use only biodegradable pH-balanced solutions. Nothing persists in the environment. Do you do docks and seawalls as well?Yes, in the same visit. Dock boards, seawall caps and lift frames all take salt and growth, and it makes no sense to bring a second contractor out for them. How often? Two years, and on the most exposed lots we will be straight with you that it may be sooner.
