Wash and Glow — Eagle Creek, Naples FLRoof Cleaning at Eagle Creek — Mature Canopy, Older Tile Eagle Creek is two and a half miles north-west of our yard, off Collier Boulevard at US-41. It is one of the older established golf communities in South Naples, and the roofs reflect that. Many are on their second or third decade. Older tile behaves differently from new. Decades of weathering opens the pore structure, which means **the colony is anchored deeper and the surface is more absorbent**. Combine that with the mature oak and palm canopy Eagle Creek is known for and you get roofs that need the top of our calibrated range and a longer dwell. 2-Year Clean Guarantee — In Writing, No Dodgy Small Print If visible biological growth returns to your Eagle Creek roof within 2 years of our soft wash, we come back and re-clean at no charge. Written on the invoice. Weathered Tile · Oak Canopy · Deep AnchorCleaning a Twenty-Year-Old Tile Roof Properly ### ✓ Weathered tile is more porous, so dwell time matters more Two decades of sun and rain opens the concrete surface. The colony sits deeper in the pore structure and chemistry needs the full 12–15 minute dwell window to reach it. Operators who spray and rinse inside five minutes are cleaning the top layer only. ### ✓ Aged mortar needs a gentler hand, not more pressure Ridge and hip mortar that has been through twenty Florida summers is more friable than new bedding. This is precisely where a pressure washer causes damage you then have to pay a roofer to repair. Low pressure throughout, extra care at the ridge lines. ### ✓ Oak canopy brings tannin staining as well as algae Mature oaks drop leaf litter that leaches tannin — the brown staining you see running from valleys and downspouts. It is chemically different from algae and needs its own treatment. Clearing the algae without addressing the tannin leaves the roof looking half done. ### ✓ We inspect before we quote, and we say what we find On roofs of this age we sometimes find cracked or slipped tile, or mortar that needs a roofer before a cleaner. We will tell you. We are not going to wash over a problem and hand you an invoice. We soft wash at under 100 PSI with chemistry that kills the algae at the root — that's why our 2-year guarantee actually holds. If a competitor offers a longer guarantee, ask them to put it in writing on the invoice. We do.” — Blane Perun & Jonathan Corcoran, owners · we answer the phone personally Questions, Answered ProperEagle Creek Roof Cleaning · The Groovy FAQ My roof is over twenty years old. Is soft washing still safe?Safer than the alternative, yes. At 50–100 PSI there is no mechanical force to crack tile or disturb aged mortar. It is pressure washing that does damage on roofs of this age, and the repair bill lands with a roofer rather than a cleaner. What is the brown staining, as opposed to the black?Tannin, leached from oak leaf litter. Chemically different from algae and treated separately. If a previous clean left brown streaks behind, that is what they were. What if you find damaged tile?We tell you and we photograph it. On older roofs we occasionally find cracked or slipped tile that wants a roofer first. We would rather flag it than wash over it. How often under mature canopy? Two years. Shade and leaf load both work against you here. Do you handle gate access and the association?Yes — gate coordination and any documentation the association wants for its contractor file.
