Quotes and PricingHow We Price Work
We do not quote roofs over the telephone. We come out, look at the property, and give you a firm written price before any work begins. That price does not change unless you ask us to add work or we find something that was not visible at the quote, in which case we stop and speak to you first.

Quotes are valid for 30 days. Prices stated on this website are typical ranges and starting points, not fixed prices for every property.

The 2-Year Clean GuaranteeWhat It Covers and What It Does Not
**What it covers:** if visible biological growth — algae, black streaking, lichen or mould — returns to a surface we soft washed within 2 years of the service date, we return and re-clean that surface at no charge. The guarantee is written on your invoice.

**What it does not cover:** new staining from causes other than biological regrowth, such as roof repairs, construction work, storm debris, a new irrigation leak, rust from newly installed sprinkler heads, or damage from a third party working on the property after us. It also does not cover surfaces we did not treat, or properties where a different contractor has since applied chemicals or pressure to the same surface.

To make a guarantee claim, call or email us with the address and a photograph. We will come and look.

Scheduling, Access and WeatherOn the Day
We need access to the property and a working outdoor water source. You do not need to be home. In gated communities we coordinate access with the gate and the association directly.

We reschedule for rain, high wind and lightning, at no cost to you. Applying chemistry in the wrong conditions produces a poor result and risks overspray, so we would rather move the date.

Please move vehicles, and tell us in advance about pets outside, delicate plantings, open windows, security cameras or anything on the property we should know about.

Method, Liability and PaymentThe Practical Terms
We soft wash only. We will not pressure wash a tile or shingle roof, because doing so shortens its life and voids most manufacturer warranties. If that is what you want, we are not the right company for the job.

We are licensed and insured, and provide documentation to any association that requires it. We pre-wet and rinse landscaping as standard. We are not liable for pre-existing conditions — cracked or slipped tile, failed sealant, deteriorated mortar, prior pressure-washing damage, or paint already failing — and where we find such conditions at the quote or during the work we will photograph them and tell you.

Payment is due on completion unless agreed otherwise in writing. Your invoice includes the surfaces treated, the method used, and your guarantee date.

These terms are governed by the laws of the State of Florida.
